Clubhouse in Coto San Miguel, Rincon del Cielo
We’ve been listing a lot of properties in Rincon del Cielo recently, so I thought it would be worthwhile to put up a little more information about the project.
Rincon del Cielo (Spanish for “corner of heaven”) was the first town home development in the Vallarta area that brought comfortable, moderately priced homes in small groups built around a well equipped common area which included a clubhouse, swimming pool, outdoor cooking facilities and extensive green areas, all targeted at middle income families.
The homes were large enough for small families and had amenities like air conditioning and granite counter tops and parking for two cars. And priced at under $100K usd, they were attractive not only to the middle income families they were intended for, but the developers were surprised to find they were also attracting the 2nd home market.
Many nationals living in other parts of Mexico, plus Americans and Canadian snow birds found Rincon del Cielo to be ideal as an inexpensive vacation home. They were close to the airport, less than 10 minutes from the wide sandy beaches of Nuevo Vallarta, and they were comfortable and easy to maintain… maintenance fees were low and being in a gated community, it was easy to lock the door and leave them for many months at a time without worrying about the safety of their home in Vallarta. Rincon del Cielo is divided into small “cotos” or gated communities of 50 to 100 homes, each with it’s own administrator and 24 hour security, so there was always someone to keep an eye on things while the owners were away.
All of these were great reasons to buy in Rincon del Cielo, and they still are today and there are even more great reasons to buy now, as new shopping centers are being built, more excellent restaurants are opening, there is even a new cinema, all within walking distance of Rincon del Cielo… the only problem is as a development, Rincon del Cielo is nearly complete. The last phase is under construction now and properties are being delivered. So why am I talking about a project that is almost complete?
In a word, resales.
There are several great properties that have returned to the market and are priced competitively. For less than the price of a new home, these resales often have many upgrades and extras, some even come fully furnished!
