Bucerias and La Cruz de Huanacaxtle are 2 authentic Mexican coastal villages in the northern corner of the Bay of Banderas. Bucerias can be considered the largest town within the Bay after Puerto Vallarta.
Despite rapid growth Bucerias still offers a “small town feel”, centered around the village’s main plaza (square). There are many excellent restaurants and bars, a very popular flee market, small shops, banks and all essential services within the village. From Nuevo Vallarta all the way to La Cruz de Huanacaxtle runs the longest stretch of beach in the Bay, passing through Bucerias. Thanks to it’s small size, most areas of Bucerias are only a few blocks from, and within walking distance to, the beach.
With the tourism market more or less mature in Bucerias the spot-light has recently started to shine on La Cruz de Huanacaxtle, which, like Bucerias, has starting growing rapidly whilst retaining it’s authentic feel. The latest major developments underway in La Cruz are a new world-class Marina with 400 boat slips (opened in 2008), a seaside promenade, condos, shops and new restaurants.
Nayarit is in a different time-zone from Jalisco, however, most tourist-related businesses use Jalisco-time (or Vallarta-time). This is the case in most tourist areas all the way up to Sayulita and San Pancho (on the Nayarit Riviera).
Both these villages offer a large range of Real Estate products. Whist there are modern houses being built within Bucerias, the majority of houses will be “traditional” with real Mexican character. On the north-side of the highway there are a number of very popular new gated community town-houses at very accessible prices. Condos in Bucerias tend to be small 3 to 4 floor buildings, however, there are a number of larger condo developments being constructed in the northern-area of Bucerias. La Cruz also has a similar Real Estate profile to Bucerias. Building lots are also commonly found in both these areas.
PROs :
– Large choice of Real Estate product
– Peaceful surroundings with strong community feel (expat and local)
– Authentic “Mexican feel” with all tourism-based amenities
– Entire village is Oceanfront (or only a few blocks deep)
– Accessible prices
– Strong Rental market
CONs :
– Distance from downtown Puerto Vallarta (seen by some as a +)
– Older buildings potentially needing renovation
– Highway running through Bucerias is main road to Vallarta and is often congested
