Outside of the Bay of Banderas, heading north along the Nayarit Pacific Coast is an area commonly referred to as Riviera Nayarit. Litibu is the first area past Punta de Mita heading north.

Litibu is under-going one of the most ambitious Government projects within the Vallarta area. An investment of more than $50 million is underway to develop this beautiful coastal area into a world-class tourist destination; with modern infrastructure, 3 Golf-courses, hotels, shops, hospitals, commercial centres, schools, and a 150-slip Marina.

Sayulita Beach

Past Litibu can be found a number of tropical beachside villages, the closest to Puerto Vallarta being Sayulita and then San Francisco (called San Pancho locally). Sayulta has developed into it’s own tourist destination with many small hotels, camping sites, restaurants and bars, keeping in spirit with this traditional Mexican pueblo. Sayulita is also the Surfing capital of the region. Sayulta is approximately 40 minutes by car from the Puerto Vallarta airport.

As this zone covers such a large area the Real Estate opportunities vary. Broadly speaking, the further north from Vallarta the lower the prices. Currently, in the Litibu area, the main Real Estate opportunities are building lots. The planned hotels and condos are not yet built. From Sayulita northwards there is a range of Real Estate available, from building lots, to small houses, to fixer-upper houses, to beachfront housing complexes and luxurious villas.
